A good realtor harnesses their inner chameleon

Tara Molina of RE/MAX talks about how to keep moving forward and stay focused on the things that work for you

Why did you become a realtor?

Molina: My love of real estate took form many years ago while living in New York City. During my time in the Big Apple, I worked alongside a designer and was fortunate enough to have the privilege of touring a variety of homes, and fell in love with the process of meeting new clients and helping them enhance their lifestyle.

Fast forward to 15 years ago when I arrived in YYC and bought my first property, which has now become one of my revenue properties. It was at this moment that I was truly hooked on real estate.

This love affair took a few more years to fully develop, but in the meantime I was able to get my fix while co-founding and running New Wave Media, a full-service marketing agency located on 11th Avenue. At the agency, we work with many home builders, realtors and developers, bringing their marketing strategies to life.

Pairing my passion for real estate with my extensive marketing background afforded me the opportunity to dive into the industry slightly over one year ago, and I’m so happy I did. I’m able to offer my real estate clients a unique way of listing their homes. I call it “putting your best list forward.”

I also work with many buyer clients as well and love all sides of the real estate business. It’s safe to say that I was born to be a realtor.

What are the key qualities a person needs to be a successful realtor?

Molina: Success is very personal and unique to the individual as it is based on what they hope or desire to get out of the business. In this ever-changing industry, I do feel there’s one quality that’s a driving factor behind success and that’s the ability to adapt.

Understanding your audience, going with the flow of the market and seeking out new and different ways of doing real estate is one way that I’ve been able to achieve my goals and consider myself a success.

It’s easy to get bogged down on this roller-coaster of highs and lows but harnessing your inner chameleon, along with some good old positivity, will greatly help one propel themselves forward and avoid getting stuck in a rut.

What are the biggest challenges you face as a realtor?

Molina: Staying true to my work/life balance has proven to be a struggle at times. My dedication to raising my small children while at the same time achieving results for my clients has been a balancing act to say the least.

Luckily for me I have been able to block time out for self care, which is now the top priority on my daily to-do list. The risk of burning out is real and putting yourself last will expedite this process.

No matter how hectic my day is, slotting some time for self care is something I strive to accomplish but it’s one of the bigger challenges most definitely.

Tell me about your use of social media in your profession and why it’s important these days?

Molina: My use of social media goes beyond the reach of the platforms and really drills into my ability to truly connect with my clients. Social media to me is putting the ‘real’ in real estate. In using live videos, there’s no room for error, which ensures that I’m delivering a true and genuine experience to my audience every time.

My use of social media is in building a connection beyond anything that blind marketing provides – blind meaning unfocused efforts with the hope of achieving any result possible.

It’s easy to go down the rabbit hole and want to try anything and everything, so my best advice is to pick one thing that fits your style and do that well. The more stuff you do, the less of an expert you become. Focus on what works for you and do that.

What’s your feeling about the Calgary real estate market and where it’s going for the rest of the year?

Molina: The future of the real estate market is hard to predict. Right now, we’re in a buyer’s market, which is the best time to add investment properties to your portfolio or purchase your first home.

Without having the magic of a crystal ball (I wish this existed), all I can say is that the market is the market and depending on your goals, your result will be based on what’s realistic in the moment.

The best thing to do is to understand what’s currently happening and make decisions based on the now versus waiting and hoping for what’s unknown to come.
